Conveyancing.
Buying or selling property, residential or commercial, from contract review through to settlement. One solicitor, one agreed fee, and a clear picture of what happens at each stage.
What we do here
Houses, units and bare land. The agreement reviewed, due diligence conducted in accordance with your requirements, and every condition explained in language you can act on.
Offices, retail, industrial and rural properties. Tenancies and outgoings, GST treatment, plant and chattels, and due diligence proportionate to what you are actually buying.
How it runs
Before you sign, send us the agreement. We read it properly and come back to you with what matters and what to push back on.
Due Diligence conducted according to your intructions. Title ordered and explained. Conditions negotiated with the agent or the vendor's lawyer.
Finance, LIM, builder's report and any other conditions confirmed or renegotiated — and never confirmed until you are genuinely satisfied.
Settlement statement checked, rates and outgoings apportioned, pre-settlement inspection arranged, and your bank's figures reconciled with ours.
Settlement completed electronically, and you hear from us as soon as it has gone through.
Common questions
Can you review the agreement before I bid at auction?
Yes, and this should be done. A successful bid at auction is unconditional on the fall of the hammer — there is no finance or due diligence condition to fall back on. All of that work has to happen before the auction, not after.
What else will I have to pay for?
Disbursements — such as title searches and registration fees — are charged at what they cost us and itemised in your quote. Genuinely unusual work is scoped and quoted separately before we do it.
How quickly can you start?
Usually as soon as our client onboarding requirements are met. Tell us the deadline up front — an auction date, a finance condition, a settlement already booked — and we will tell you honestly whether we can meet it.
